November 2013

October was a near carbon copy of 2012 with units listed and units sold numbers within 2% of last October. Year to date the number of single family homes sold on MLS is down 1% over 2012 (989 compared to 1003) although such a small variance could easily be recouped in a single month. The real story in Lethbridge is the stall in new home sales for the month with only 4 “new construction” homes selling on MLS in October. As of November 1, 2013 there are 514 Single family homes, 45 semi-detached (duplex) homes and 97 condos listed in the city of Lethbridge and a total of 1615 MLS listings in the greater Lethbridge area.

How Long Does it Take to Find a New Home?

If you're planning to look for a new home sometime in the future, you may be wondering how long the process will take. How much time should you set aside for viewings? How many of the listed homes should you see?

Of course, the process varies from person to person. According to the Department of Housing & Urban Development, home buyers view an average of 15 properties before finally choosing to make an offer on one of them. That number may be a good benchmark for you.

On a Saturday afternoon, you can comfortably look at six or eight potential properties. You can see more if you want to make a full day of it.

One factor that impacts the home shopping process is how clearly you know what you're looking for.

For example, if you're certain you want a three bedroom back-split, backing onto a wooded area or ravine, in an upscale neighbourhood, then the process is going to be fairly simple. You're just going to view properties that closely meet that criteria, but if you're the kind of person who simply says, "I'll know it when I see it", then you'll need to look at several homes on the market. That means carving out plenty of room in your schedule for viewings.

A good REALTOR can help you understand what's available on the market and which homes are worth seeing. He or she can also help you determine how long the process will likely take, and show you ways to make the process go more quickly and smoothly.

6% Increase

The month of June saw a sales volume increase of 6% month over month here in Lethbridge and overall sales of single family homes are down just 2% year to date. The big news last month however was new listings for single family homes which dropped a whopping 21% over June of 2012.

1820 Listings

The average sale price of a single family home was up 5% over this time last year with an average sale price of $305,746.00 taking an average of 67 days on the market to sell. As of July 1, 2013 there were 537 single family homes (538 in June 2012) 42 duplex style homes and 162 condos listed on the MLS system. The total number of MLS listings for the greater Lethbridge area was 1820 (20 more than this time last year).

90,417 Population

All indicators point to a continued stable market here in Lethbridge for the foreseeable future and The City of Lethbridge continues to grow with the official 2013 census results at 90,417, an increase of 1,343 (1.51 per cent) over the 2012 municipal census number. The strongest growth occurred in West Lethbridge with 1,141 new residents.

 

5 Tips for Selling Your Home Quickly 

There are several reasons why you may need to sell your home quickly. For example, a job change may require a speedy relocation to another city, or you may have purchased another property and don't want to be stuck too long with two mortgages. Here are some tips that can help get the sold sign on your front lawn sooner: 


  • Be realistic with price. If you set the listing price higher than the current market value of your home, then you're not going to get many, if any, viewers. You want the list price to be attractive, which means listing at the current market value. 
  • Get things fixed. You probably don't have time for a major renovation. So just make sure everything in your home is in good working order. Deal with any obvious maintenance issues, such as a leaking faucet or a gate hanging precariously on one hinge. 
  • Ensure your home shows well, inside and outside. Eliminate clutter. Trim hedges. Make sure every room has adequate lighting, especially the basement. Imagine that a special guest is visiting your home, then clean up and prepare accordingly.         
  • Be flexible with viewing times. You want as many potential buyers as possible to see your home. So don't restrict viewing times to just Saturdays. Make sure your home is as "available" as possible for showings. This may cause you and your family some inconvenience, but the reward will be selling your property sooner.  
  • Work with a good REALTOR®. Find an agent who understands the area and the local market well. He or she will be able to recommend a variety of strategies that will help sell your home faster, and for a good price.

Of course, there's no way to guarantee that you'll sell your home within the time frame you want. But these tips will certainly increase the chances that you will.

The Lethbridge real estate market’s listing and sales data in February was almost a carbon copy of 2012. There were 223 units listed this February as compared to 226 in February of last year with 106 units sold compared to 107 last year.

 

The total list to sales ratio for single family homes in February was 57% which is up sharply from a mere 41% in 2012. This marks the first month in recent memory that the number of sold single family homes was more than 50% of houses listed suggesting that the market may have already started picking up for spring.

 

The average sale price in the city is $262,262.00, up a marginally from the $259,269.00 of a year ago and the average number of days to sell a single family home decreased from 79 days in 2012 to only 70 days in February of 2013.

 

CMHC has forecast a 5% increase in single family new home starts over 2012 and a whopping 20% increase in new construction multi family starts. CMHC has also forecast a 4.5% increase in the sales volume of resale houses for 2013.

 

This morning (Feb.5,2013) Alberta Treasury branch dropped their 5 year fixed rate to 2.94%, all of which are positive indicators for a healthy real estate market in Lethbridge for the coming year.

In fact, you can lower your electricity bill quickly – and substantially – simply by being smarter about lighting. First, consider replacing your conventional light bulbs with the energy-saving variety. You've probably seen these at your local home improvement centre. Compact florescent light bulbs, for example, use up to 75% less energy. Second, lower the wattage in some outlets. Is it necessary to have a 100 watt bulb in the furnace room? Try a 60 watt bulb. Finally, think before you turn on the lights. Do you really need them on? Perhaps there's an alternative, such as opening a window blind to let in more sunlight.

For those that are interested in the Lethbridge Real Estate market, I just received the November stats from our friends at Top 5 Real Estate.

-Number of homes sold in November 69 a drop of 35% from the month of October ( this is normal as activity usually gets a little quieter closer to Christmas)

- Sales in November were about 18% below our 10 year average

-Sales year to date in Lethbridge 4% over last year

-26% of all homes for sale under $250,000 sold in the last 30 days

-Only 9% of all homes for sale above $250,000 sold

Here at Avonlea Homes November started off with a bang but tapered off quite quickly in the last 2 weeks. I  really don’t have an answer for that, although in talking to a few realtors in town they had a similar kind of month.

So far in December sales have been very good. I think the warm weather has helped, we have also had some nice promotions on a few homes and there are still people trying to get into their new home for Christmas.

Thanks to our friends at Prudential Top 5 Real Estate for providing us with an update of the October MLS stats for Single family homes in Lethbridge

-Sales have surged 47%, up over September

-Inventory decreased 11% over September, up 5% year to date over 2011

-23 % more homes sold this October then last October

-Interest rates still low at 3 % for 5 years, Amazing

-Sales for the month of October at Avonlea Homes were really good, up 60% over last month and you have to go as far back as October 2008 to have a better October.

-Year to date sales at Avonlea are up marginally from 2011

 The latest news out of the Alberta Legislature last week is that the government is trying to implement Bill 5 “ The New Home Buyer Protection Act “. Under the proposed legislation all new homes ( detached homes and condominiums ) would at a minimum include a warranty for:

1). 1 year labour and materials

2).2 years for defects in labour and materials related to delivery and distribution systems

3). 5 years building envelope protection with a requirement for the warranty provider to offer the consumer the option to purchase additional years of coverage.

4). 10 years coverage for major structural components.

Expected cost to the Builder/Consumer approximately $1700-$2,000. If passed, hoping to start program in the fall of 2013.
